Why Inspect Your Roof?

Because it’s an ASSET – and just like the rest of your building envelope it needs to be taken care of if it's to fulfill its long term performance objectives, and minimize the short term risks that come with neglect.

Inspections are mandated by the city of Toronto by law to be inspected at least once a year to ensure the green roof is safe and well maintained. 

Safety:
Inspections help ensure that green roofs are structurally sound and pose no safety risks to occupants or the public. This includes visually verifying the integrity of the roof membrane and confirming the stability of the green roof system.

Building Code Compliance: 
Inspections ensure that green roofs adhere to the local building codes and regulations set by the City of Toronto or other municipalities. These codes specify requirements related to fire safety, structural stability, waterproofing, and other essential aspects of construction.

Performance: 
Green Roof performance is multi-faceted. The private benefits of reduced wear and tear on the membrane and reductions in building energy consumption can easily be offset by aggressive weeds, poor vegetation health, etc., that will require remediation or lead to more expensive fixes down the road.

Maintenance:
Inspections help assess the condition of the green roof and identify any maintenance or repair needs. Regular inspections can identify issues early on, allowing for prompt repairs or adjustments to maintain the desired performance.

What's Included in the Inspection: 

• Thorough On-Site Inspection by one of our experienced Green Roof Maintenance Technicians to: 
• Assess Vegetation coverage vs intended (erosion/bare areas, growth where it shouldn't be, stunted growth etc.)
• Evaluate Drains (are they: infiltrated by vegetation; functional)
• Sample Media Analysis (laboratory test of soil nutrient composition)
• Report and Analysis for any issues found (limited to visual inspection and media testing)
• Overall system condition (wind uplift concerns, drainage etc.)

• Media Sample Analysis Breakdown and Recommendations
• Final Report detailing conditions, concerns and recommendations
• Quotation for Any Potential Remedial Action
• Quotation for an Ongoing Maintenance Program from Ginkgo Sustainability
